Start at neighborhood scale
South Reno contains established subdivisions, active new construction, gated foothill communities and custom-home areas. Citywide numbers can mask those differences, so narrow comparable activity before interpreting the trend.
For sellers
Study what has gone pending as well as what has closed. Pending homes show where current buyers are acting, while active homes reveal the choices competing for attention today.
For buyers
A slower listing is not automatically overpriced, and a new listing is not automatically worth a bidding war. Review property history, condition, likely competition and the terms that matter beyond price.
Market information changes quickly and does not replace a property-specific analysis. Ask Melissa for current MLS details before acting.
