Summer may be winding down, but South Reno real estate kept moving in August.

If you live in 89521, you know South Reno isn't just one neighborhood or one price point. From established communities to newer construction throughout the Damonte Ranch and South Meadows area, every pocket of South Reno behaves a little differently.

That's why I like looking specifically at our ZIP code rather than relying on broad Reno-wide statistics.

For this report, I filtered the MLS data to include only South Reno residential properties with August 1–31, 2026 closing dates—no September closings are included.

August 2026 | 89521 at a Glance

During August, 61 homes closed in the South Reno market represented by this report.

The median sales price was $749,950, while the average sales price was approximately $800,540. Closed prices ranged from $425,000 to $1,625,000, showing just how diverse the 89521 housing market is.

The median sold price was approximately $373 per square foot, and homes took a median of 33 days to get under contract. Median total days on market was 71 days.

What I'm Watching: Pricing Matters

One of the clearest messages from August is that buyers are buying—but they aren't necessarily buying everything at any price.

Of the 61 August closings reviewed, 28 sold below their final list price, 21 sold at list price, and 12 sold above it.

That tells me this isn't a market where sellers should automatically assume they can price high and wait for buyers to catch up.

A well-positioned home can absolutely attract attention. But when buyers have choices, price, condition, presentation, and marketing matter.

For sellers, that means the first impression your home makes—both online and when a buyer walks through the door—is increasingly important.

What August Means for South Reno Buyers

There is opportunity here.

A median of 33 days to contract means the market isn't standing still, but buyers may have more time to evaluate their options than they did during the frenzy of a few years ago.

Some properties are still moving quickly. Others are taking longer and giving buyers an opportunity to negotiate.

The key is knowing which kind of property you're looking at before deciding how aggressive your offer should be.

What August Means for South Reno Sellers

South Reno continues to command strong home values, with August's median closing just under $750,000.

But your neighbor's sale doesn't automatically determine your home's value.

Location within 89521, floor plan, upgrades, lot, age, condition, and competing inventory all matter. August alone included sales from the $400,000s through more than $1.6 million.

That's why I believe pricing a home should start at the neighborhood—and sometimes even the street—level.

Your home deserves more than a ZIP-code average.
